What a house cleanout costs around West Chester
Smaller dumpster jobs start at $1,500. Most whole-house cleanouts run $2,500 to $5,000. We give you one written price after the walkthrough.
Starting prices
We price each job after seeing the house, because a half-empty colonial and a packed one are very different jobs. As a guide, smaller dumpster jobs start at $1,500, and most whole-house cleanouts land between $2,500 and $5,000. You get a written price before we start, and it changes only if you approve a change.
A truckload price covers a pile. We bring a dumpster to the property and a crew inside the house. How a crew and dumpster job works
Guide prices by job size
-
Smaller dumpster job: from $1,500
One dumpster, easy access, and about half a day of a two-person crew. A garage, a small basement or a few rooms. A heavy basement or a packed attic is priced from the walkthrough.
-
Light 2 to 3 bedroom house: about $2,500 to $3,000
A lightly furnished house that the crew can clear in about a day.
-
Typical 3 to 4 bedroom house: about $3,500 to $5,000
A full house with a basement, attic and garage, usually two days of crew time.
-
Large or packed house: quoted from $5,500
Houses that need more than one dumpster or three days of crew time. We price these after the walkthrough.
Estate, realtor, downsizing and tenant cleanouts are priced the same way, by the size of the job. If a street permit is needed for the dumpster, we tell you the cost before delivery and pass it through at what the town charges.
What the price includes
One price covers the whole job, in writing, before any work starts.
- The crew, working inside the house
- The dumpster
- Hauling and disposal
- A broom-clean finish

What sets the price
-
How much is in the house
Volume and weight both count. A packed colonial and a half-empty ranch are very different jobs.
-
Stairs and distance
A basement full of heavy furniture takes more crew time than a first-floor room near the door.
-
Days of crew time
We estimate how many days the crew needs for your house and price that time.
-
What goes in the dumpster
The dumpster is weighed where it is emptied, so dense material such as books, tools and stone adds cost faster than light furniture.
-
Items that need extra handling
Some things cannot go in the dumpster. If the house has them, we tell you at the walkthrough how they get handled and what that adds.
Comparing quotes
Ask each company the same questions, and write down the answers:
- Is the price for the whole house, or for a load?
- Does it include the crew, the dumpster, hauling and disposal?
- Is the price firm after the walkthrough, and what would change it?
- What does the finish include?
We answer all four in writing before any work starts.
